		<description>In Thailand there is no such thing as &#039;sole agency&#039; and all too often buyers will contact owners after an initial meeting to try and negotiate a cheaper price without involving the introducing agency. Bart paints the picture of most agencies being amateur in their approach, however he cannot see the other side of the coin.

He says that the property has been viewed by 8 prospective buyers, but how many of these viewers have been &#039;qualified&#039; by the selling agent? Maybe they are just holidaymakers that want to spend a day looking at properties and have no intention of actually parting with any cash. Does this make that agent &#039;better&#039; than another that only bring clients that are actually serious about buying?

This appears to me to be the writing of a man who is frustrated that he has not been able to &#039;flip&#039; a condo in order to make money to support his life in Thailand and I would agree with Gordon that this &#039;work&#039; is probably being done without a work permit.

It&#039;s a buyers market at the moment and the developer of this condo (Town &amp; Country) has acknowledged this and adjusted their sales strategy accordingly. Why buy this condo from Bart when you can buy direct from the developer for 50% down and the balance interest free over 5 years?</description>
